Spring is one of Malibu's most beautiful seasons - the weather is sunny and crisp, beaches are still relatively quiet, and the town is revving up for the summer. As spring arrives along the Malibu coastline this year, the real estate market is beginning to show renewed energy. Traditionally, this time of year marks the start of Malibu real estate's busiest season—when new listings begin to surface, buyers start planning for summer, and the coastline becomes one of the most sought-after markets in Southern California.

Spring 2026 will be no exception.

• The median home price in Malibu is currently at 7.6 million. Asking prices range from $500,000 to 110 million.

 •The average sales price in the past 6 months is 4.375 million. 

• Luxury properties continue to command strong prices

• Days on market remain slightly longer than in previous peak years, creating opportunities for buyers

For sellers, this means that presentation and pricing strategy matter more than ever. Homes that show well and are aligned with current market expectations are still achieving strong results.
