"The most under-sung brunch in Los Angeles." That's what Los Angeles Times critic Bill Addison called Perse in his October 8 review. The restaurant sits at the top of what he described as "an '80s-era battleship of a shopping complex on San Vicente Boulevard," and you reach it by climbing a maze of escalators.
Almost every new San Vicente opening this October, and every announced one, is going into one of the boulevard's existing shopping centers: Brentwood Gardens near the 11600 block and Brentwood Town Center at 26th Street. Most are arriving in stages. One business opens something small or upstairs first, and the bigger room comes later.
Perse is about seven months old, according to the Times review. It sits on the third floor of 11677 San Vicente Blvd., with a patio and a quieter inner dining room. Valet parking is under the building.
Co-owner Farinaz "Naz" Pirshirazi and her brother Farbod opened Toranj in Westwood in 2019. Perse is their more ambitious project: regional Iranian cooking that goes past the usual kebab-and-stew menu. Addison's review points diners to the "Market Fish," a northern-style take on the stuffed fish served at Nowruz, made with walnuts, barberries and pomegranate molasses. He also singles out kebab torsh, a filet mignon marinated in pomegranate and walnut. At brunch, his pick is the date omelet, along with a saffron Dutch baby pancake and kookoo sibzamini, the herbed potato cakes. He also reports the menu will soon add khoresh kadoo, a stew of winter squash, saffron and dried fruit. That's timely, since the weather is turning.
Here are the details printed with the review:
The same building has its next opening on the way. Sacco, a sandwich and coffee concept from Giuseppe Sacco, who co-founded the fashion marketplace Italist, plans to open its first location at 11677 San Vicente in the former Ron Herman space. A press release reported by What Now Los Angeles gives the timing as Winter 2026. The plan is coffee from breakfast through the afternoon, a menu built around sandwiches, and a few salads.
Ron Herman closed its Brentwood store in October 2023. Sacco's neighbors in the center include Cafe Landwer, Club Pilates, Ospi and Drybar.
Burger She Wrote opened at 11686 San Vicente Blvd. on October 3 with a grand-opening party open to the public, Westside Current reported. It's the brand's first Westside shop. It follows the original on Beverly Boulevard and a Sherman Oaks location that opened in May.
It is also the company's biggest location, at roughly 25 seats across indoor, outdoor and counter seating, according to Beverly Press. The menu is short. The Oklahoma Smash Burger, made with Snake River Farms American wagyu, grilled onions and King's Hawaiian buns, sits alongside a classic smashburger, an Impossible version, grilled cheese and fries. The ranch, spicy mayo and barbecue sauces are made in-house. Co-founder Don "Nuge" Nguyen is a professional skateboarder, and the walls carry photography by Atiba Jefferson, Ed Templeton and Estevan Oriol.
Burger She Wrote is open later than almost anything else covered here: 11:30 a.m. to 10 p.m. Sunday through Thursday, and until 11 p.m. on Friday and Saturday. Co-founder Mikayel Israyelyan told Westside Current, "We want to be the neighborhood burger shop."
The same staged approach is easiest to see at the western end of the boulevard. Leora, the all-day café from Leor and Laura Klein, began as a café at the UTA building in Beverly Hills in fall 2022, the Hollywood Reporter reported. Around the first week of October, Leora opened in the small kiosk at Brentwood Town Center, 13050 San Vicente Blvd., selling coffee and matcha drinks.
Across the courtyard, Leora is building a full café in the former Blue Bottle and Kitsu Sushi spaces, with spring as the tentative target. The Beverly Hills café at 9346 Civic Center Drive shows what the Brentwood menu could look like: shakshuka, breakfast tacos, bowls, salads and sandwiches. For now, the kiosk is the only part that's open.
| Business | Address | Status | Timing |

| Perse | 11677 San Vicente Blvd., third floor | Open | Open about seven months, reviewed by the Times Oct. 8 |
| Burger She Wrote | 11686 San Vicente Blvd. | Open | Opened Oct. 3 |
| Leora kiosk | Brentwood Town Center, 13050 San Vicente Blvd. | Open | Opened the week of Oct. 1 |
| Leora full café | Former Blue Bottle and Kitsu Sushi spaces, same center | Under construction | Possibly spring |
| Sacco | Former Ron Herman space, 11677 San Vicente Blvd. | Announced | Winter 2026 |
| Montana's | 11920 San Vicente Blvd. | Announced | Early 2027 |
The Leora kiosk sits next to the busiest calendar on the block. Brentwood Town Center shares an alley with the Brentwood Country Mart, and the alley off 26th Street is the entrance to the center's parking. Before 5 p.m., parking costs $3 for every 15 minutes, up to $16 a day. After 5 p.m., it's a $4 flat rate, and some retailers validate.
That evening rate covers the Country Mart's two remaining Friday movie nights:
The Mart's honor-system pumpkin patch runs through October 31 from 10 a.m. to 6 p.m. You choose an heirloom pumpkin and pay on the honor system. Sézane, which recently turned its pop-up at the Mart into a small permanent boutique, is also open there now. On a Halloween-week Friday, you can get a kiosk matcha at Leora in the afternoon, catch a 6 p.m. movie at the Mart, and still have time for an Oklahoma Smash a few blocks east before Burger She Wrote closes at 11 p.m.
The next large space to turn over is in the 11900 block. The h.wood Group plans Montana's, a lounge styled like a speakeasy, at 11920 San Vicente Blvd., according to What Now Los Angeles. Modern Luxury reports that it will take over the former Tracy Anderson space, a 4,300-square-foot venue, with an opening likely in early 2027.
Montana's follows the same pattern as the other openings. It's moving into a large room that already exists on San Vicente, the way Perse took a rooftop, Sacco took a former clothing store, and Leora took the old Blue Bottle and Kitsu Sushi spaces. If you're keeping track of when these open, the order so far is Sacco in Winter 2026, Montana's in early 2027, and Leora's full café possibly in spring.
If you want to talk about Brentwood, block by block, The Malibu Life is glad to meet you there for coffee once Leora's full café opens.
Four ocean-inspired murals have popped up around town. Here's where to find them.
